What it takes to make the cut
There's a reason the collection is small. It isn't that we can't find more villas, there are thousands out there. It's that most of them don't clear the bar.
We list the best, not the most
Anyone can put ten thousand houses online and let you sort through them. That's not what we do. Villa Experts is an edit: the best-rated, best-run homes across the Mediterranean, and not much else. If a villa doesn't earn its place, it isn't here.
The bar a villa has to clear
- Guest ratings that hold up. We start with how real guests actually scored their stay. Consistently high, or it doesn't make the list.
- A private pool, done properly. Not a shared courtyard splash pool, but a real, private pool, sized for the group the villa sleeps.
- Space that matches the brief. Room counts, layouts, and facilities have to add up to what the listing promises, not just a headline guest number.
- A home that's run well. Owners and managers who keep the details current: arrival times, extras bookable on request, the small print that saves a guest a bad surprise.
Two very different villas, one standard
Angeli, a thirteen-room estate above Perugia with its own chapel and a garden built for events, and Bali Infinity Plus, a glass-walled villa over the sea in Jávea with a private gym and hot tub, have almost nothing in common on paper. One is a rambling Umbrian farmhouse for eighteen; the other is a modern, sea-view villa for ten. What they share is the only thing that actually matters: both cleared the same bar.
Why small is the point
Every villa we add is one more we have to stand behind, so we stay deliberately picky. A shorter list you can trust beats an endless one you have to wade through. When a home makes the cut, it's because it's genuinely among the best on offer in its category, not because it happened to be available.
Not a listings site. An edit. We keep it small on purpose, so that when a villa is here, it means something.
